When it comes to having a foreclosure and a bankruptcy on a credit report I can honestly say "been there done that - I got the t-shirt".  Hi my name is Kendra and welcome to the site that could very well be the answer to your foreclosure nightmare! The cool thing about this is that I know exactly what you are going thru.  I know the pain, the embarrassment and shame associated with foreclosure.  With that in mind I'm going to share with you my story: 

My story starts in 2001 when I got divorced at a young age. My exhusband owned a home when we got married however during our marriage we refinanced the property adding me to the mortgage.  5 years later we ended in a divorce and I quit claimed the property back to my exhusband in the divorce decree.  Approximately a year later I received a certified letter stating the home was set for a foreclosure sale on the courthouse steps.  Still in my mid 20's and completely clueless in what steps to take I contacted my attorney once again. My only thought was, I left him the property to him - why was I responsible?  Well apparently those "quit claim deeds" don't mean a whole lot when it comes to a mortgage lender.  The banks file against everyone on the note! I was instructed by my divorce attorney to contact a bankruptcy attorney to keep the bank from foreclosing on me... so I call a bankruptcy attorney and told them to sign me up! The bad thing here is I had perfect credit and didn't have any reason to file bankruptcy except for the house.  The part I didn't understand at the time was the foreclosure was still going to occur and I would also have a bankruptcy after it was all over with. So I am now the proud owner of having both titles on my credit report after the whole ordeal.  I am now on my 6th year with the two unpleasant words of "bankruptcy and foreclosure" haunting my credit.  I have bought 2 vehicles since this and made my payments as normal 100% on time. However when I went to purchase a used vehicle in February 2008 I was denied by one credit company and the second stuck me with a 12% interest rate.  Far cry from the 2.9% they were offering to people with "good credit".  The thing is I have a 686 credit score but because I have the word foreclosure on my credit report I was denied by the company offering the 2.9% interest rate special.  I cringe every time I think about the fact I could have done a short sale and saved my credit!

So now you know my story let me tell you about what I learned since and wish someone would have told me about this option a long time ago!   Banks don't want to take homes back.  For every home they foreclose on that is money that they can't lend on til its resold.  Banks are willing to take less than what is owed in effort to avoid the foreclosure.  What does this mean to you?  It means you can list your home with a Licensed Real Estate agent who is a Short Sale Specialist (like myself) and sell your home for less than what is owed with the bank paying your closing costs and realtor fees.  I know what your are saying "no way" - yes way! I have trained for over a year to negotiate with banks and list homes at prices that generate offers that banks will agree to do short sales on.  I have several satisfied clients in AR, TX, CA, and MO all who would be happy to share their experiences with you.  

I really want to encourage you to contact me so that we can see if you meet their criteria for a short sale.  You will here me say this time and time again - "A short sale is a proactive way of going into foreclosure" with a short sale you just aren't turning your back and walking away with out a fight.  This is your credit that you are trying to save and as a walking testimony it has been very difficult to get credit for anything. Just last year my 6th year into this I finally was able to get my first credit card.  The limit was $750.  I was elated to be able to start building my credit but at the same time embarrassed that I only qualified for $750.  Sad but true.  Is this the way you want to have your life for the next 7-10 years? If I could go back I would do everything so differently. But like many homeowners in this situation no one tells them about this option.  

Many people have came to this site just to shy away.  That frustrates me so much!  Here is your opportunity to save your credit and keep the word foreclosure from haunting you for the next 7-10 years and people shy away.  I just don't get it! This is virtually a FREE service that the banks are actually doing for homeowners in distress! 

If you are currently in your first month in default or sometimes your second month then you probably have less than 90 days before you lose your home to sale on the courthouse steps.  I hear the same thing time after time from people who call me well I don't want to sell my home - I understand you don't want to sell but honestly you won't have to worry about selling it because pretty soon the Sheriffs Office is going to be on your doorstep asking you to leave.  Please take advantage of at least contacting me and asking any and all questions you might have.  I know this all probably seems a little blunt but being honest is the only way to be when its this serious! The foreclosure rate in Arkansas has risen 19% since February 2008.  Please don't add yourself to that percentage without contacting Arkansas Home Rescue first.
